Manufacturing Districts With an A Suffix in NYC

What are A-suffix manufacturing districts in NYC?

They are M1, M2 and M3 districts with their own FAR tables and a base-height and maximum-height envelope instead of a sky exposure plane. M1-1A to M1-9A allow 2.00 to 15.00 FAR, and in M2 and M3 A-suffix districts industrial and similar qualifying uses get more floor area than other uses (ZR 43-132, 43-133, 43-46). The A suffix turns a manufacturing district into a contextual one, with floor area rewards for industrial and production uses in M2 and M3.

What the A suffix does

A manufacturing district with an A suffix, such as M1-4A or M2-2A, works differently from the classic M1, M2 and M3 districts. Instead of one FAR and a sky exposure plane, the A-suffix districts set FAR by district number, reward industrial and similar "qualifying uses" with extra floor area in M2 and M3, use a contextual envelope with a maximum base height and a maximum building height, and loosen some use rules (ZR 43-132, 43-133, 43-46, 42-316). The sky exposure plane, alternate setback and tower rules of ZR 43-43 to 43-45 expressly do not apply to districts with an A suffix.

A-suffix M district FAQ

What does the A suffix mean on an M district?

It marks a manufacturing district with its own FAR table, a base-height and maximum-height envelope instead of a sky exposure plane, and modified use rules (ZR 43-132, 43-133, 43-46, 42-316).

What is the FAR in M1-4A?

5.00 for all permitted uses (ZR 43-132), with a 125 ft maximum base height and 155 ft maximum building height (ZR 43-46).

What are qualifying uses in M2-A districts?

The referenced commercial and manufacturing uses: agricultural uses, repair and maintenance, industrial drycleaning, laboratories, arts and production studios, and all Use Group X production uses (ZR 43-131, 12-10).

Can a building in an A-suffix district be taller than the table?

On a zoning lot of 20,000 sq ft or more, it may exceed the maximum building height by 25 percent, and M1-8A and M1-9A have no height limit, with a 50 percent lot coverage cap above 350 ft (ZR 43-46).

Is retail allowed in M2-A districts?

Yes. M2 districts with an A suffix use M1 use regulations, which permit most retail, with grocery and specialty food stores limited to 30,000 sq ft per establishment (ZR 42-316).
