Zohgo vs NYC Zoning AI
How does Zohgo compare with NYC Zoning AI?
Both look up any NYC address and return zoning numbers with links to the Zoning Resolution. NYC Zoning AI leans toward professional output: Excel zoning reports structured for Department of Buildings plan submissions, a site finder for underbuilt lots, and plans at $149 and $399 a month after a 7-day trial. Zohgo leans toward a quick first pass with guided questions and chat, free for 3 properties a month and $19.99 a month for unlimited. Try Zohgo on your address.
These two are the closest match among NYC zoning tools, so the details matter. Everything below was read on both sites on October 26, 2026.

Where NYC Zoning AI is better
- Filing-oriented reports. Its FAQ says its reports carry "zoning references as required by the Department of Buildings" and are structured to be "readily inserted in the plans submitted" to DOB. Sample Excel reports are posted for R1-1, R2, R3-1, R7-1 and M1-2. Zohgo does not produce DOB-formatted zoning tables.
- Site finding. Draw an area or choose a neighborhood and it ranks underbuilt and vacant lots, with an Excel export. It also sells per-address ADU and QRS (qualifying residential site) property lists by postal code.
- Try before signing in. A basic address preview (district, transit zone, street width, flood and MIH status, development potential) worked without a login, and its ADU eligibility checker is free with no signup.
- Team and integration features. Zoning lot combination, property search, and API access and white-label options on Enterprise.
- Plan examiner background. Its About page lists a co-founder who is a former Assistant Chief Plan Examiner at the DOB HUB Unit.
Where Zohgo is better
- Price. Zohgo Pro is $19.99 a month for unlimited properties. NYC Zoning AI's Starter plan is $149 a month for 1,000 searches and 12 reports, and its free trial lasts 7 days; Zohgo's free plan has no end date.
- Conversation. Ask follow-ups in your own words, or use the guided Fast Track if you are not sure what to ask.
- Sign-in. Google or Apple. NYC Zoning AI's trial lists "Email sign-in only."
- Built-in diagrams. Pro shows 2D and 3D building envelope diagrams inside the answer.
Zohgo shows the zoning district, FAR, height and setbacks for any NYC address in about a minute. Free to start, sign in with Google or Apple.
Check any NYC address free on ZohgoWhat NYC Zoning AI says it does not cover yet
To its credit, NYC Zoning AI lists its gaps in its FAQ: analyses for sites within special districts; Article VII, Chapter 7 compliance for lots split by district boundaries; full flood-zone analysis; bonus FAR; parking for non-residential uses; street widening; street wall location; ACRIS records; and filing status beyond ZoLa. It also says users sometimes need to interpret zoning details themselves.
Those limits are honest and common to automated zoning tools, Zohgo included: special districts, split lots and site-specific conditions are exactly where a licensed professional should check any tool's numbers.
What Zohgo does
- Enter an NYC address and Zohgo pulls the lot's city records (its pricing page names PLUTO, Geoclient and GeoSearch) and works out the zoning: district, floor area, height, setbacks and allowed uses, against the current Zoning Resolution including City of Yes (effective December 5, 2024).
- Two ways in: Fast Track, a guided button-by-button analysis, or smart chat, where you ask in your own words.
- Coverage: its home page says "850k+ NYC Lots" and "R1-M3 Full Coverage."
- Free plan: 3 properties a month, sign in with Google or Apple. Zoning Resolution citations and building diagrams are blurred on Free; the Pro plan ($19.99/month) unblurs them and removes the property limit. A Max plan ($99.99/month) adds an assistant, a branded analysis PDF and editable massing. Paid plans start with a 7-day free trial.
- Zohgo is an automated research tool, not legal or architectural advice. Its own site says to confirm with the Department of Buildings or a licensed professional before filing or buying.
Who should pick which
- Architects and expediters preparing DOB zoning tables: NYC Zoning AI's Excel reports are designed for that.
- Brokers hunting underbuilt sites across a neighborhood: NYC Zoning AI's site finder.
- Anyone who wants a fast, low-cost first answer on individual addresses, or to ask questions in plain English: Zohgo.
Check the numbers either way
Any automated answer is a starting point. Compare it with the district's row in ZR 23-22 (for R6 to R12) or ZR 23-21 (for R1 to R5), or with our district pages, and confirm special districts and map amendments on ZoLa.
