Zohgo vs PropertyShark for NYC Zoning
Is PropertyShark or Zohgo better for zoning?
They are built for different jobs. PropertyShark is a property records platform: owners (including behind LLCs on its top plan), sales, mortgages, foreclosures, permits and comps, with zoning district and FAR fields in its reports, from $50.00 a month billed annually. Zohgo is only about zoning: it works out floor area, height, setbacks and allowed uses for an NYC address, with Zoning Resolution citations, and is free for 3 properties a month. Try Zohgo on your address.
If you need to know who owns a building and what it sold for, PropertyShark wins. If you need to know what zoning lets you build there, start with Zohgo. Details below, checked on both sites on October 26, 2026.

Where PropertyShark is better
- Everything about the property besides zoning. Its home page lists real owners (including behind LLCs), owner phone numbers, sales, mortgage and tax history, liens and title documents, permits and violations, and construction pipeline information. Zohgo does none of this.
- Deal sourcing. NYC foreclosures, pre-foreclosures, REOs and auction results "updated daily," lists of parcels with unused air rights and vacant lots, a comps tool, list builder and watchlist alerts.
- Air rights at a glance. Its sample report for 7 Leroy Street showed residential FAR 3.44, facility FAR 6.5, current FAR 1.91, max buildable area 9,920 sq ft and buildable area 6,138 sq ft, alongside the zoning districts (R7-2, C1-5), MIH status and historic district.
- Coverage outside NYC (46 states) and phone support (Monday to Saturday, 9 to 5 ET, per its FAQ).
Where Zohgo is better
- The zoning envelope, not just FAR. Height limits, setbacks and allowed uses for the lot, which we did not see in PropertyShark's public sample report.
- City of Yes. Zohgo says every answer is generated against the current Zoning Resolution, including City of Yes (effective December 5, 2024), and the lot's real city records.
- Citations. Each rule points to its Zoning Resolution section, so an architect or expediter can check it. PropertyShark's report says its data comes from government sources and "No attempt has been made to validate it."
- Cost for zoning-only work. Free for 3 properties a month; Pro is $19.99 a month with no annual commitment. PropertyShark's entry plan is $50.00 a month billed annually.
- Plain-English questions through chat, like "can I add a floor?"

What Zohgo does
- Enter an NYC address and Zohgo pulls the lot's city records (its pricing page names PLUTO, Geoclient and GeoSearch) and works out the zoning: district, floor area, height, setbacks and allowed uses, against the current Zoning Resolution including City of Yes (effective December 5, 2024).
- Two ways in: Fast Track, a guided button-by-button analysis, or smart chat, where you ask in your own words.
- Coverage: its home page says "850k+ NYC Lots" and "R1-M3 Full Coverage."
- Free plan: 3 properties a month, sign in with Google or Apple. Zoning Resolution citations and building diagrams are blurred on Free; the Pro plan ($19.99/month) unblurs them and removes the property limit. A Max plan ($99.99/month) adds an assistant, a branded analysis PDF and editable massing. Paid plans start with a 7-day free trial.
- Zohgo is an automated research tool, not legal or architectural advice. Its own site says to confirm with the Department of Buildings or a licensed professional before filing or buying.
Who should pick which
- Brokers, investors and lenders who need owners, sales, debt and distress data: PropertyShark.
- Architects, expediters, designers and owners asking "what can I build here?": Zohgo for the first pass, then a licensed professional.
- Developers often need both: PropertyShark to find and research the site, Zohgo to check the zoning envelope quickly.
